Terms of use and membership

1. Parties and scope

These terms govern the use of firsatkibris.com, its mobile apps and the related SMS, e-mail and push notification services (together, the “Service”) operated by [ŞİRKET UNVANI] ([ADRES]) (“Fırsat Kıbrıs”).

Anyone who uses the Service or signs up (the “User”) confirms that they have read and accepted these terms. If you do not accept them, please do not use the Service.

2. What the Service is

Fırsat Kıbrıs is not a listings marketplace. The properties on the site are in the Fırsat Kıbrıs portfolio under a written mandate signed with their owners. Third parties cannot post listings.

Listings are for information and are an invitation to make an offer; they are not a binding offer to sell or let. A sale or tenancy is only formed when the parties sign a written contract. Fırsat Kıbrıs acts as an agent representing the owner under the mandate and, unless agreed otherwise in writing, is not the seller or landlord.

3. Listing details and prices

  • Listing details are based on the owner's statements and our on-site inspection. We take care, but cannot guarantee they are error-free; errors are corrected once noticed.
  • Prices are in British pounds (GBP). Amounts in other currencies are approximate and for information only.
  • Price, status (for sale, under offer, sold) and other details may change without notice. Please confirm with us that a property is still available.
  • Legal matters such as title deed type, mortgages, liens, zoning and occupancy permits must be checked separately by your own lawyer before signing. Purchases by foreign nationals require Council of Ministers approval.

4. Fırsat Score, comparables and calculators

The Fırsat Score, market medians, comparables, valuation results and the mortgage, rental yield and buying cost calculators are statistical estimates based on collected and publicly available data.

They are not a survey or official valuation report, investment advice or tax advice. Taxes, duties and fees are set by the authorities. Make investment decisions based on your own research and professional advice.

5. Membership

  • You must be at least 18 and provide accurate information to sign up. One account per person.
  • Accounts are verified by an SMS code sent to your phone number. Do not share your password or codes; you are responsible for activity on your account.
  • If you notice unauthorised use of your account, tell us straight away at [E-POSTA].
  • Accounts that breach these terms, give false information or misuse the Service may be suspended or closed without notice.
  • You can delete your account at any time from Account → Profile. It is permanently deleted within 30 days of your request.

6. Notifications and consent to contact

  • Service messages such as sign-in codes, appointment confirmations and reminders, and updates on your applications are sent as part of the Service.
  • Deal alerts, price drops and the weekly newsletter are only sent through the channels you switch on (SMS, e-mail, push).
  • You can turn these off at any time in your account or with the “unsubscribe” link in our e-mails.
  • We do not send marketing notifications at night or above a daily limit.

7. Your obligations

When using the Service you agree not to:

  • Collect data from the site or apps with automated tools (bots, crawlers, scrapers) or copy listings and photos to publish elsewhere
  • Try to bypass security, reverse-engineer the software or overload the system
  • Create requests, appointments or applications on behalf of someone else or with false information
  • Use the Service for unlawful or misleading purposes or in a way that infringes the rights of others

8. Applications from owners

  • Applications made through “Sell your property” and “What is my home worth?” create no obligation for either side. Fırsat Kıbrıs may decline to take a property on.
  • A property is only published after an on-site inspection, a title deed check and a written mandate signed with the owner.
  • You confirm that the information you send is accurate and that you have the right to use the photos you upload.

9. Appointments and viewings

  • Appointment requests are confirmed once our team approves them. Please let us know in advance if you cannot attend.
  • You may be asked to sign a viewing form at a viewing. The terms of that form apply to any property introduced to you by Fırsat Kıbrıs.

10. Intellectual property

The text, photos, videos, maps and charts, the Fırsat Score method, the logo and the software belong to Fırsat Kıbrıs or its licensors. They may not be reproduced without permission except for personal, non-commercial use. You are free to share links to listings.

11. Limitation of liability

The Service is provided “as is” and is not guaranteed to be uninterrupted or error-free. To the extent permitted by law, Fırsat Kıbrıs is not liable for indirect loss, loss of profit or problems caused by third-party services (maps, payment and messaging providers, external links). Liability for intent or gross negligence and the mandatory rights of consumers are not affected.

Your personal data is processed in line with our Privacy and Cookie Policy.

13. Changes

We may update these terms. The current version and date are shown on this page. Members are told about significant changes by e-mail or notification; continuing to use the Service after a change means you accept the new terms.

14. Governing law and jurisdiction

These terms are governed by the law of the TRNC. The Kyrenia (Girne) District Court has jurisdiction over disputes. Consumers keep the right to bring proceedings in the courts where they live.
